Our Services

Management

At GCS we visit each of our managed estates at least once in every month. Our Property Managers carry out regular inspections whatever the size or complexity of the development.

We identify and report on maintenance issues supervise service providers.

We will arrange for routine repairs and preventative maintenance programmes. We will obtain estimates for major works such as road replacements, handling the process through to the completion of works.

Our Property Managers are happy to meet you on site and attend Directors' meetings on a regular basis to ensure your needs are fully understood and met by the GCS team. We can also provide an out of hours emergency number for your peace of mind.

Health & Safety

GCS is committed to providing a safe environment for residents, contractors and visitors alike.

The communal areas of a residential development are deemed to be a place of work, and, as such, are subject to a series of assessments and regulations.

We will advise you of the assessments and regulations needed to ensure that your development meets the relevant legal requirements.

Company Secretarial

GCS will undertake your Company Secretarial Services as part and parcel of our management contract. We will maintain the Company’s statutory registers, issue share and membership certificates as well as file documents and returns with Companies House.

We will deal with all the requirements of your Annual General Meetings from booking the venue, sending the notices to members through to recording and circulating the minutes.
GCS provides a sale and assignment solicitors’ enquiry service through to the registration of the new owner including share and membership certificates.

The service is prompt and accurate, making the sale or purchase a smoother process all round.

Accounts

At GCS all service charge and ground rent funds are held in individual client call accounts, which have trust status, thus ensuring that your money is afforded the maximum possible protection.

Our dedicated accounts team use industry related software to provide regular financial reporting. Annual service charge budgets and long term financial plans are put in place to provide our clients with the assurance that cyclical costs will be met as they arise.

Service charge and ground rent invoices are produced in a timely manner in accordance with both the terms of the lease and the format prescribed under.

Landlord & Tenant legislation

We recognise that a Residents Management Company is solely dependent on its service charge payments and our accounts team ensure that arrears are handled promptly and effectively.

At GCS we also acknowledge the importance of contractors and service providers and for this reason, we ensure that all supplier invoices, once authorised, are paid as promptly as possible.
